NEW LONDON — Downtown New London’s south riverfront corridor marked a major economic milestone on Tuesday, June 9, with an official ribbon cutting and open house celebration for the new SCS Wolf River waterfront apartments. Located at 305 W. Wolf River Ave., the multi-million dollar housing development introduces a premier market-rate living option to the heart of the city’s pedestrian district.
Constructed on a sprawling four-acre parcel along the water, the new multi-story residential complex was developed by regional real estate firm S.C. Swiderski. Municipal leaders and economic development officials noted the project serves as a cornerstone for New London’s ongoing downtown revitalization, transforming underutilized riverfront land into a modern residential anchor designed to drive local foot traffic.
The high-end mid-rise facility contains a diverse mix of studio, one-bedroom, and two-bedroom layouts ranging from 460 to 1,279 square feet. Aimed at establishing connected waterfront living, individual units feature high-end finishes, open layouts, stainless steel appliances, in-unit laundry, and private personal balconies overlooking the river corridor.
Beyond individual apartments, the upscale complex includes an array of premium community amenities tailored for modern lifestyles, including a dedicated fitness center, a game room, remote working and collaboration zones, and a shared community room paired with an outdoor patio fronting the Wolf River. Rents at the newly debuted property scale from $1,190 per month for foundational studio units up to premium packages for waterfront spaces.
City officials and chamber leaders present for the ceremonial ribbon cutting praised the investment as a vital solution to the region’s high demand for modern, high-quality municipal housing. By positioning residential density directly across from the traditional commercial core, the project places dining, boating, shopping, and downtown civic festivals directly at the doorsteps of incoming residents.
